2019 TERMITE INSPECTIONS AND TREATMENT

I’d like to take a moment to introduce myself – effective February 2019, I have taken over as the Community Manager for Coyote Hills Greens. My name is Alex Esteves and I have been in HOA Management since 2010. I’m excited to work with you, and I’ve already had the pleasure of meeting and speaking to some of the wonderful residents of this community!

Please note the following:

Coyote Hills Greens is ready to begin it’s annual Termite Inspections and treatment beginning the week of April 15th (for a two week window). We will need your cooperation in granting access to the rear of your building as the technician will need to inspect the entire building exterior. Full access to the exterior of the building is critical – as such, the Association would like to remind you that if you do not grant access to your unit (leaving a key with a neighbor, being available on the inspection date/time etc), you may be subject to a fine per the Association Governing Documents. We trust that all owners see the importance of treating wood-destroying pests and anticipate resident participation!

Although not required, we encourage you to schedule an interior attic inspection in order to receive treatment. Treatment to the attic will go very far in treating existing termites and benefits you and all of the residents in your building.

NEW PARKING PERMIT PROGRAM

Coyote Hills Greens will be rolling out the new parking permit program starting September 15, 2018.  The new program will utilize license plate recognition and will feature next generation technology for ease of use by residents.

Residents will receive letter in the mail the week of August 20th with instructions on how to enroll in the new program and criteria for obtaining permit.

 


Annual Budget for 2018-2019 Fiscal Year

The Annual Budget Report and Annual Policy Statement was sent out last week. Please keep an eye out for it.
The report contains the new 2018 Budget, Reserve Study, Association Collection Policy, Discipline Policy, Architectural Control Procedures for any improvements you may be planning and Community Parking and Permit Rules.

PLEASE NOTE THAT THE ASSESSMENTS HAVE INCREASED THIS YEAR.

DO NOT FORGET TO UPDATE YOUR BILL PAY OR AUTO PAY TO MAKE SURE THE CORRECT AMOUNT IS BEING SUBMITTED.

Spring is almost here

As we approach the Spring and Summer I wanted to let you know that we are actively working on getting permit approvals from the City of Fullerton to begin deck replacements again. Management will be sending out letters to owners within the next four weeks detailing deck replacement.


New Pool Keys

Keys are still available from Maxwell (Mike) Miller. He can be contacted at triemdad@yahoo.com. Please coordinate a time for pick up and don’t forget photo ID. Any other questions please feel free to contact your Community Manger Jim Zimmerman.


New Pool Locks and New Key Distribution

The locks at the pool are being changed and new keys will be distributed.

Distribution will be held on Saturday October 15th from 9:00 to 11:00 am at the pool.

Please bring photo ID with address.

** Please note that if you are a renter you will need to have the owner fill out form to allow you to pick up key **

A second date is to be determined at this time if necessary.   The locksmith will replace locks in early November.
