Parking Rule Reminder

Per the Association’s Parking Rules: Residents must park all vehicles in their garage or on their driveway at all times. Any resident with more than two (2) vehicles and who does not have a long driveway, or more than five (5) vehicles and has a long driveway, may obtain special permission from the Board of Directors to park an additional vehicle in an open air parking space if the conditions of Rule #2 are met. Guest parking spaces are not available for resident parking to households who have more cars than licensed drivers residing at the residence.


Increased Mosquito Activity

Did you know that Orange County Mosquito and Vector Control District offers a free service to inspect and identify potential mosquito breeding sources? If you’ve noticed an increase in mosquito activity, you may click here and request an inspection near your home.


Please Be Vigilant!!

Management has received reports of suspicious activity in the Community. We strongly encourage that you be extra mindful and vigilant, and to report any suspicious activity to the police immediately. The Association reminds you that owners are always responsible for their own safety and that the Police Department is the appropriate recourse when there is suspicious activity. We also recommend and encourage owners to lock their vehicles, and to keep valuables out of sight at all times to possibly deter break-ins.

Recent HOA Dues Increase

We have received a couple of questions regarding the recent Association monthly HOA dues increase. A Message from your Board of Directors was mailed to you with your increase notice earlier in the year and is available in the Homeowner Portal online for you to review!

We hope that the homeowners of Coyote Hills Greens understand that the dues increase was necessary to fund future wood work and painting projects that must be completed in the near future to avoid further deferred maintenance! Thank you for your understanding!


Stay Alert and Report Suspicious Activity

The Board of Directors would like to thank the community members for their involvement in deterring transient activity at Coyote Hills Greens! Management has received reports that homeless people have been accessing the community pool recently, and we’d like to remind the homeowners to report any suspicious activity to the police department. The Association has had to replace the locks in the pool several times this year as a result of transients tampering with the gates to enter the facilities, and this is a costly endeavor. We ask that owners contact PD each and every time you suspect that someone should not be in the community pool As always, all homeowners are responsible for their personal safety and we recommend staying alert and aware of your surroundings!


Coyote Hills Greens: Updates

Dear Residents,

We have wrapped up termite inspections and are on the verge of receiving the completed reports. One benefit to the community-wide inspections is that the exterior of the building and the attics are covered under a one-year warranty. If you see evidence of termites to exterior of the unit, please call Action’s wonderful Community Care department to report it!


2019 TERMITE INSPECTIONS AND TREATMENT

I’d like to take a moment to introduce myself – effective February 2019, I have taken over as the Community Manager for Coyote Hills Greens. My name is Alex Esteves and I have been in HOA Management since 2010. I’m excited to work with you, and I’ve already had the pleasure of meeting and speaking to some of the wonderful residents of this community!

Please note the following:

Coyote Hills Greens is ready to begin it’s annual Termite Inspections and treatment beginning the week of April 15th (for a two week window). We will need your cooperation in granting access to the rear of your building as the technician will need to inspect the entire building exterior. Full access to the exterior of the building is critical – as such, the Association would like to remind you that if you do not grant access to your unit (leaving a key with a neighbor, being available on the inspection date/time etc), you may be subject to a fine per the Association Governing Documents. We trust that all owners see the importance of treating wood-destroying pests and anticipate resident participation!

Although not required, we encourage you to schedule an interior attic inspection in order to receive treatment. Treatment to the attic will go very far in treating existing termites and benefits you and all of the residents in your building.

NEW PARKING PERMIT PROGRAM

Coyote Hills Greens will be rolling out the new parking permit program starting September 15, 2018.  The new program will utilize license plate recognition and will feature next generation technology for ease of use by residents.

Residents will receive letter in the mail the week of August 20th with instructions on how to enroll in the new program and criteria for obtaining permit.

The Annual Budget Report and Annual Policy Statement was sent out last week. Please keep an eye out for it.
The report contains the new 2018 Budget, Reserve Study, Association Collection Policy, Discipline Policy, Architectural Control Procedures for any improvements you may be planning and Community Parking and Permit Rules.

PLEASE NOTE THAT THE ASSESSMENTS HAVE INCREASED THIS YEAR.

DO NOT FORGET TO UPDATE YOUR BILL PAY OR AUTO PAY TO MAKE SURE THE CORRECT AMOUNT IS BEING SUBMITTED.
